Can New Flooring Be Installed Over Existing Tiles?

Want a new floor without removing all your existing tiles? Installing flooring over tiles may be possible, but the condition of the tiles and the requirements of your chosen flooring must be checked first.

For homeowners planning a renovation in Malaysia, an overlay can reduce demolition work where the existing surface is suitable. It should never be used to hide loose tiles, moisture problems or an unstable base.

1. Are the existing tiles secure?

The first step is to assess whether the tiled floor provides a sound base. Loose, lifting or moving tiles need attention before new flooring is installed. Cracks and hollow-sounding areas should be investigated to understand their cause and whether repairs are necessary.

A surface that looks tidy is not automatically suitable. Arrange an on-site assessment rather than deciding from photographs alone.

2. Is the surface flat enough?

Uneven tiles, raised edges and deep grout joints can affect the finished result. Thin glue-down vinyl may reveal surface irregularities over time. Rigid SPC planks also need a suitably flat supporting surface; their rigid construction does not replace proper preparation.

Depending on the assessment, preparation may involve repairing damaged sections, treating grout joints or applying a compatible smoothing or levelling system. The preparation method must suit the existing tiles, adhesive and flooring product.

3. Has moisture been checked?

Existing tiles do not prove that the floor underneath is dry. Water leaks, damp patches or other signs of moisture should be investigated before installation.

Products marketed as waterproof do not solve moisture issues beneath the floor. Ask your installer which moisture checks and treatments are required for your site and selected flooring.

4. Which flooring system are you considering?

Glue-down vinyl: The surface needs to be clean, smooth and compatible with the specified adhesive and preparation products. Existing coatings or contamination may need to be removed or treated.

Click-lock SPC: The tiled surface must meet the product’s flatness and installation requirements. Expansion clearances and any approved underlay requirements must also be followed.

Always check the instructions for the exact product. There is no single installation method that suits every vinyl or SPC range.

5. Will the additional height cause problems?

An overlay raises the finished floor level. Before confirming the work, check:

  • Door clearance and whether doors can open freely
  • Transitions into adjoining rooms
  • Entrance thresholds and sliding door tracks
  • Clearance around fixed cabinets and appliances
  • Skirting and finishing trim requirements

These details can affect both the quotation and the appearance of the completed floor.

6. Does every room suit an overlay?

Different rooms have different conditions. Bathrooms, wet areas and spaces with drainage falls need particular care. Do not assume a flooring product is suitable simply because it can be installed in a living room.

Confirm the approved application, moisture exposure limits and installation details for each area before proceeding.

7. Is an overlay always cheaper?

Keeping suitable existing tiles can reduce removal and disposal work, but preparation, door adjustments and transition trims may still be needed. If extensive repairs are required, removing the old tiles may be a more appropriate option.

Compare quotations that clearly state the preparation work, installation, accessories and exclusions. The aim is a suitable installation, not simply the lowest material price.

What should you send before requesting a quotation?

To help us understand your renovation, prepare:

  • Your location and property type
  • Approximate floor area or a floor plan
  • Photos of the existing tiles and adjoining doorways
  • Details of loose tiles, cracks, leaks or uneven areas
  • Your preferred flooring type and installation timeframe

Photos are useful for an initial discussion, while final suitability and preparation requirements should be confirmed through an assessment.
