What Affects the Cost of New Flooring in Malaysia?

When planning new flooring, the first question is often: “How much does it cost per square foot?”

The material price is a useful starting point, but it does not always represent the total renovation cost. Floor condition, installation requirements and finishing details can all affect the quotation.

Here is what to check when budgeting for your flooring project.

1. Flooring type and specifications

SPC, vinyl and carpet come in different specifications and price ranges. Even products with similar colours can differ in construction, surface finish, wear layer and installation method.

For vinyl flooring, options such as 2 mm and 3 mm thicknesses may carry different prices. However, thickness alone does not determine quality or suitability. Compare the full product specifications and choose according to how the space will be used.

Ask for the product name and specifications to be included in your quotation so you know exactly what you are purchasing.

2. Total floor area and cutting allowance

The size of your space affects the quantity of flooring required. Installers also need to allow for cuts around walls, corners, columns and doorways.

An irregular room or a more complex laying pattern may require additional material and labour. The allowance should be based on the room layout and chosen flooring rather than a rough estimate alone.

A floor plan or accurate measurements can help your supplier prepare a clearer quotation.

3. Condition of the existing floor

The surface beneath your new flooring matters. Uneven areas, loose tiles, cracks or moisture issues may require attention before installation.

Depending on the condition, preparation work could include:

  • Removing loose or unsuitable existing materials
  • Repairing damaged areas
  • Grinding down high spots
  • Applying a suitable levelling compound
  • Assessing and addressing moisture issues

These tasks can add to the cost, but proper preparation helps support a successful installation. Covering a problem without addressing its cause may lead to further work later.

4. Installation method and layout

Glue-down vinyl and click-lock SPC use different installation systems. Labour, adhesive and approved underlay requirements depend on the selected product.

The laying pattern also matters. Straight plank layouts are generally simpler to plan than patterns requiring more cuts and alignment, such as herringbone.

Discuss your preferred design before requesting a final quotation so the installation requirements are included.

5. Skirting, trims and transitions

Finishing pieces help complete the installation around walls, doorways and adjoining floor surfaces.

Your project may need skirting boards, end trims, transition profiles or other accessories. Changes in floor height may also require attention around doors and room entrances.

Check whether these items are included in the quoted price, and confirm the colours and finishes before work begins.

6. Removal, furniture and site access

An occupied home can require different arrangements from an empty renovation unit.

Moving furniture, removing old flooring, disposing of waste and working around fixed fittings can affect the scope of work. For condominiums and commercial buildings, lift bookings, permitted working hours and access restrictions may also influence scheduling and labour arrangements.

Let your supplier know about these conditions early.

7. What should a clear flooring quotation include?

Before comparing quotations, check that they cover the same scope:

  • Flooring product and specifications
  • Measured area and material allowance
  • Floor preparation work
  • Installation method and labour
  • Adhesive or underlay, where required
  • Skirting, trims and finishing accessories
  • Removal, disposal and furniture arrangements
  • Applicable taxes, exclusions and warranty terms

A lower quotation may cover fewer items. Comparing the complete scope helps you understand the final cost and reduces unexpected additions.
